Wye Valley View Annexe is an upper floor self contained holiday cottage on one level (lower/ground floor closed to the public) of a detached building. Its hillside setting means you enjoy direct same level access to your own private terrace/garden/BBQ area which is set within the seclusion of our family smallholding of approximately 1.5 acres.
Tastefully refurbished with many home comforts and extras not normally found in self catering accommodation, we provide great value for money and a home from home - no need to bring the kitchen sink! Double glazing, gas fired central heating and air conditioning ensures a high level of comfort, whatever the weather.

An attractive dual aspect good sized living/dining room with high quality thermal lined curtains. As well as a dining table with two chairs and large flatscreen TV (digital freeview)/DVD player, there is free wi-fi internet access provided as well as an excellent selection of local information, maps, books, games, and DVDs. Enjoy breakfast by the full length French windows watching the local wildlife and friendly pet sheep come up close from our field behind the property. Or sit back and enjoy the far reaching views of the Wye Valley from your two comfortable sofas - one sofa each! There is also a footstool and additional storage.
There is a spacious generously equipped and supplied kitchen (electric cooker, extractor hood, microwave, large fridge freezer, washing machine, iron/ironing board etc). A wide range of extras are provided such as hand blender, cafetiere, radio, washing up liquid, kitchen roll, foil, cling film, tea towels, tea, coffee, sugar and many other supplies - even a tea cosy! So it feels like home and takes all the stress out of self catering. A great view from the kitchen sink means you may fight for the opportunity to do the washing up!
WC, basin, bath with over bath electric shower, grab rails on bath, detachable over bath seat, generous supplies of towels and toiletries and again, a lovely valley view.. There is plenty of storage (drawers and shelving) for your personal items.
Accommodates up to two adults in a comfortable king size (UK) double bed (60" wide x 78" long or 5' wide x 6.5' long) with high quality bed linen and extra blankets/pillows supplied. Please note floor space is limited (see Access statement for detailed dimensiions) - this is in the interests of providing a bed which is larger than a standard double. The bed will be made up ready for your arrival and fresh linen (and towels) will be provided for each additional week stayed.
The bedroom has blackout lined curtains for your comfort as well as a lovely view. Additionally it is equipped with a flatscreen TV (digital freeview)/DVD player, mirror, dressing table area and hairdrier. There is underbed drawer storage, two bedside cabinets and a small wardrobe - overflow drawer storage is provided elsewhere in the cottage and there are coathooks and shoe storage in the entrance hall.
The living/dining room has large sliding patio doors overlooking our paddock/back field with an outlook on the meadow and attractive trees. There is easy access to your private garden BBQ/ terrace garden deck and a rotary line for drying laundry. From the terrace there are lovely elevated valley views looking towards Coppet Hill, Huntsham Hill, Symonds Yat Rock and the River Wye. There is a generous sized patio set of table and chairs and we also provide recliners, parasol, etc. Also outdoor lamps and decking lighting for sitting out after the sun goes down with a relaxing glass of wine.
Guests are also invited to enjoy the use of additional terraced gardens and facilities. Sorry - not for the use of any other persons (day visitors etc) unless permission has been obtained.
To the rear of the property, there are bird feeders which we keep stocked to attract the local wildlife to your door. The paddock and orchard also contain friendly Ryeland pet sheep - an ancient Herefordshire breed. They love a stroke on the nose and we are happy to provide guests with hand feed treats so you can make friends.
We provide a canoe rack for storing canoes/kayaks, as well as covered bike storage, with a secure fixing to the wall to which bike chains (provided) are attached. The canoe/bike store is not visible from the road, is well within our gated property and there is cctv and sensor security lighting. We also provide guests with repair and maintenance kit and washdown facilities for bikes (and boots) and first aid kit. Maps and all relevant information on local routes, torch and umbrellas for walkers etc are also supplied. Also a pair of binoculars!
We provide a wide range of items at no extra cost which many self catering properties do not usually supply (see above). This takes the stress out of self catering, saves space in your car and allows you all the more quickly to settle in and enjoy your holiday.
Welcome items such as tea, coffee, milk, sugar etc are supplied
Also cleaning materials, washing up liquid, foil, cling film, detergent and many other items, in addition to bed linen (bed is made up ready for your arrival) and towels.
We also provide toiletries and other sundries so you feel really at home and comfortable.
Heating and wi-fi are included in the price of your holiday.
The hillside location and staircase access to the property makes it unsuitable for infirm/disabled guests - please see our Access Statement page. Please note supermarket vans are unable to deliver online orders direct to the property.
Due to insurance and safety considerations we regret it is not possible to allow visitors' children on the property at any time. The accommodation is strictly adults only, non smoking and we are unable to accept any pets.
Maximum occupancy is up to two adults. Names of all members of the party and possible visitors must be supplied when booking (see below). Please note there is no additional parking available on the property for day visitors.
The facilities of several pubs and local attractions are within easy walking distance of the Annexe. A village shop and petrol station/small supermarket are just a quarter of a mile away in Whitchurch. Full details of local facilities and services are supplied to guests as well as tourist information.
