Conveniently situated in the famous beauty spot Symonds Yat and ideal for enjoying the many attractions of this Area of Outstanding Natural Beauty, Wye Valley View Annexe is a well equipped and spacious former stable block providing a comfortable home from home at any time of the year.

Perched on a hillside, the Annexe enjoys a peaceful rural location with far reaching views of the Wye Valley and is particularly suitable for nature lovers, walkers, outdoor sports enthusiasts and those seeking peace and relaxation. 

Within walking distance is the River Wye and Royal Forest of Dean with a host of tourist attractions and activities. Brecon Beacons National Park and the Black Mountains are all within 45 minutes by car, as are the cities of Cardiff, Bristol, Gloucester and Hereford.

Approached via a sloping drive directly behind the Wye Knot Inn, there is ample level private parking adjacent to the accommodation (space for 2 guest cars). The detached property is entirely self contained and enjoys its own private garden terrace/barbeque area set within the environs of the friendly proprietors' cottage gardens, paddocks and orchard. There are terraced lawns with play equipment made available for guests, and young children are particularly welcome.

Accommodation

The property has been tastefully refurbished to a high standard with many home comforts. Check with us on booking - there may be no need to pack certain items!  Double glazing and gas fired central heating provide all year round warmth.  

The entrance hall is on the ground floor, with room for storing coats, boots etc.

On the upper floor - approached via either the external or internal staircases - there is a dual aspect good sized living/dining room with two comfortable sofas and footstool. One of the sofas is a double sofa bed. As well as a dining suite, colour TV/DVD (digital freeview) and video player, there is a good selection of local information, maps, books, games, videos and DVDs for guest enjoyment. An air conditioning unit is fitted in this room for those hot summer days.

From the living/dining area, a corridor gives access to a spacious generously equipped kitchen (electric cooker with extractor hood, microwave, large fridge freezer, washing machine, iron/ironing board etc).  

Continuing along the corridor there is a family bathroom with bath/shower and wc.

Stairs from the lounge (stair gate available) lead down to a spacious double master bedroom with double wardrobe and colour TV/DVD player (digital freeview). The bedroom can be arranged as a zip and link super king size double or twin (3' singles) and has ample room for a cot. There is a large en suite shower room and wc.

NB a double sofa bed (in the lounge) and a single folding bed (which could be accommodated in the master bedroom in place of a cot) are also available to give flexibility concerning the sleeping arrangements.

 

Accessed directly from the lounge is a small double bedroom with wardrobe, which can be arranged as a twin (2' 6" singles) or zip and link king sized double.

 

 

The living/dining room has large sliding patio doors overlooking the paddock and giving access to a private garden terrace. Ryeland sheep

To the rear of the property, the paddock and orchard contain three friendly sheep - Bill, Albert and Dave - (female!) Ryelands, an ancient Herefordshire breed. They love a stroke on the nose and we are happy to arrange for guests to help us hand feed them a treat. 

Please note that due to its elevated position young children  must be supervised on the terrace. The hillside location of the property may make it unsuitable for infirm/disabled guests.  

The property is strictly non smoking and we do not accept any pets (guide/hearing dogs excepted). 

We regret that we are unable to accept bookings from single sex groups or groups aged under 25. Maximum occupancy is 4 persons plus cot. Parties which are non family groups must notify this fact when making a booking. 

We provide anti allergenic pillows and pillow/mattress protectors - but please let us know if you prefer to bring your own pillows, linen etc.  We will need to know whether bedrooms should be set up as twins, doubles etc, as well as any other special requirements when you book (a double sofa bed and a single folding bed are also available to give flexibility concerning the sleeping arrangements for 4).  We aim to please!

Complimentary coffee, tea, sugar and other items are supplied, as are bed linen, towels, toiletries etc.  Fuel is included. We can usually arrange for groceries to be supplied for your arrival if sufficient notice is given. 

On request an inventory of the Annexe's contents can be supplied for your convenience in advance of your arrival, providing full payment for the holiday has been received.  

Babies/children are welcome and various facilities can be provided on request including stair gate, cot and bedding, bed rail, changing mat, baby bath, high chair, booster seat, sterilizing equipment, children's toys etc.

The facilities of the Wye Knot Inn  are a stones throw away, providing good bar and restaurant food and a drink without the need to drive. A village shop/post office is just a quarter of a mile away in Whitchurch.  Full details of local facilities and services are supplied to guests.

How to find us

The nearest rail main line stations are Hereford (16 miles), Newport (27  miles), Chepstow (20) and Gloucester (25); the nearest local railway station is Ledbury (18 miles). The nearest airports are Bristol and Cardiff (50 miles).

The property enjoys good connections to the M4, M5 and M50 and other routes. Buses and National Express coaches operate services to Ross-on-Wye and Monmouth (each no more than half a dozen miles from Symonds Yat on the A40 dual carriageway).  

Guests arriving by road should turn off the A40 at Whitchurch village, about half way between Ross-on-Wye and Monmouth signposted 'Whitchurch, Symonds Yat West, River Cruises, Leisure Park'. Follow the B4164 past the primary school and leisure park, up the hill into the hamlet of Symonds Yat West for about a quarter of a mile. Our driveway emerges onto the road immediately after the Wye Knot Inn, on the right. It is not advisable to attempt to turn directly right into the drive; guests should proceed  a few hundred yards on to the marked Turning Area by the Paddocks Hotel, in order to return and turn left into the driveway with ease. The holiday accommodation and private off road parking are located at the top of the drive. Please telephone to notify us of your arrival so we may welcome you.

Booking and tariff information 

The property is usually let from Saturday to Saturday, although shorter breaks and extra days may also be available. Please note arrivals are after 3pm and departures by 10am, unless otherwise agreed when making the booking.

Our tariff for 2008 is as follows.  We are pleased to offer a 10% discount to guests when they make a repeat booking with us; please make it known when you contact us if you are eligible for this discount.

Prices shown are per week within the dates specified (inclusive). Where the holiday commences other than on a Saturday, the price from the nearest Saturday applies. All prices are in pounds sterling and there is no additional VAT.  

The property may be available for breaks of less than a week - e.g. for a weekend break; please feel free to enquire, although please note we can only accept bookings for a minimum of 2 nights (3 nights on bank holiday weekends, and 4 nights minimum at Easter). 2 nights will be charged at 4/7ths of the weekly rent, 3 nights at 5/7ths and 4 nights at 6/7ths, rounded down to the nearest pound.  5 to 7 nights will be charged at the weekly rate.   

Bookings may be made by phone, but it would be appreciated if you would please not telephone after 8pm.  Phone reservations will be held for 4 working days pending receipt of a £50 Booking Deposit payable in advance. The balance, together with a Cautionary Deposit of £100 in case of breakages etc (see below), is payable 6 weeks before the commencement of your holiday (or, in the case of a booking made at short notice, by a date agreed with ourselves).  A booking confirmation/receipt will be sent to you promptly with a note of when any balance is due. Once the dates of a booking have been confirmed to you, they can only be changed by agreement.

In the event of cancellation or non payment of the balance and Cautionary Deposit by you by the due date, the property will be offered for re-let and the initial Booking Deposit will be forfeited. If we are able to re-let the property, we will be pleased to return any balance and Cautionary Deposit already paid by you, only retaining the Booking Deposit. If it does not prove possible to re-let,  we regret the monies already paid by you cannot be refunded.

Additional terms and conditions

Please note that only the members of your party named at time of booking may occupy the property, and guests are requested to comply with reasonable ' rules of the house', or assume that 'normal' rules apply e.g. consideration for neighbours. We reserve the right to enter the property at any reasonable time provided reasonable notice is given to you.

We regret that we are unable to accept bookings from single sex groups or groups aged under 25. Maximum occupancy is 4 persons plus cot.  Parties which are non family groups must notify this fact when making a booking. We reserve the right to refuse to accept a booking on any reasonable grounds and to enter the property at any necessary or agreed reasonable time to effect emergency maintenance or resolve any problem.

Guests are responsible for taking all reasonable care of the property and its contents and for leaving these in a clean and tidy condition on departure. Guests will be responsible for any breakages, damage or exceptional cleaning, and either make good or replace such items where practicable, or report matters/make reimbursement to ourselves prior to departure. If it proves necessary for us to utilise some/all of the Cautionary Deposit in respect of breakages etc, you will be notified - the unused balance (if any) will be refunded within 21 days of the end of the letting.  If there is no need to utilise the Cautionary Deposit, the cheque will simply be destroyed within 21 days of the end of the letting unless an alternative arrangement has been agreed with ourselves.

If the property becomes unavailable for reasons beyond our reasonable control (e.g. fire, flood or other significant damage or failure of utilities to the property),  we reserve the right to cancel the booking and refund to you any sums already paid, but we shall have no other liability to you. We are covered by appropriate insurance but cannot accept liability for losses or injuries due to factors beyond our reasonable control.  

If you commit a serious breach of our terms of business (e.g. failure to comply with the rules of the house or health and safety advice, overnight guests entertained without prior agreement, abuse of the facilities, damage to the property or its contents or circumstances where guest behaviour is likely to have a significant adverse effect upon neighbours, etc) we reserve the right to terminate your booking and, if you are already at the property, may require you to vacate it at once. Unless we can find someone else to rent the property for the remaining period, no refund of the fees you have paid will be returnable to you.
